4 Todo

  • Sort Telecom issues
    • Suzanne contacted them asking for connection on Monday 11 August 2008. I contacted them on Sunday 10 August 2008 to defer the connection by one week, they say that the connection had been already made in advance. I will now cancel the connection altogether and use another provider (xnet naked dsl)
    • Just contacted Xnet, initiated a naked DSL plan. then contacted telecom, cancelled the order free of charge.

5 Timeline

  • Six weeks notice given to tenants on friday 16 May 2008 through Leslie Wig. Tennants expected to move on 1 June 2008.
  • Tennants gave Leslie Wig notice that they will move out on 11 June 2008
  • We expect to start working from Ruakura on 4 August 2008
  • 8 weeks vacancy to conduct maintenance
  • We need to give our landlord 3 weeks notice
  • Get carpet fixed
  • Contact mail centre and start organizing list for mail redirection

6 Valuation

  • Get a registered valuation of House and chattels ~$450
  • Can we find the details of the last valuers? Telfer Young (Doug Saunders)
  • Valuation can be done somewhere in the timeframe between the tennants vacating and when we move into the property

8 Renovations

  • Back to wall toilet. Bought one through trendz on 24 July 2008. Toilet seat was not available and due to arrive in the end of August. I contacted Trendz today (26 August 2008) enquiring about the toilet seat. Phoebe phoned having obtained my cell phone number through Suzannes' contact details which I had given her. She said the toilet seat would be available at the end of the first week of September. I explained the leaking toilet and asked if I could bring it back as I had to install a replacement today. She refered me to Charlie who verbally said it should be ok, just bring the receipt and the toilet.
  • What is part of rental renovations to get the property back into the condition prior to renting e.g. Lawns tidied etc, replace perished chattels.
  • What non claimable capital improvements might we want to do?
  • Define a budget for getting work done
  • Contact any people we need for quotes sooner rather than later
  • Get photos to indicate what work needs to be done
